This project is a redevelopment of an existing 14,000 sq. ft. office building located adjacent to Carnaby Street in the heart of Soho. On the ground floor, they created a new office entrance lobby along with a new 1,400sq.ft. retail unit fronting onto Marshall Street. The scheme involves the Cat A office fit-out of the upper floors ready for occupation by the new tenants.
The building was stripped back to its reinforced concrete shell. This meant the floor levels were uneven and the floor surface was jagged and with holes throughout. The conventional solution would be to pour screed over to the height that was needed and lay a flooring system over the top, but because this would have to be laid over all 5 floors the costs and logistics of getting the screed up to these floors financially unviable. The screed option also had a detrimental on the length of the project due to the drying time needed.
Topcret’s solution was to lay a quick-drying self-levelling screed over the floor base this was to level the floor and raise it to the required height.
Afterward, we applied a two-layer system of Epoxy resin with Elasticated matting to give a firm base for which to lay Topcret’s BAXAB on the floor.
The advantage of this solution over the screed system is that by using the Topcret system, each floor and wall was laid in 1 week which allowed other trades access, speeding up the site’s program. The added advantage was the cost-saving.
